Built in 1985, Varsity on K was an existing apartment building that underwent extensive renovations to provide a modern living experience for students and young professionals. The 197-unit apartment building is located in the Foggy Bottom neighborhood of Washington, DC, just blocks from The George Washington University.
Floura Teeter provided the landscape architectural design for the outdoor amenity space. The new design elements, built on the structure of an 81-space parking garage, were coordinated with existing site walls and terraces to provide a softer, curvilinear layout. An existing pool was eliminated to provide open space for a gas fire pit, a shade trellis, and a variety of seating and gathering opportunities.
A new outdoor lift was provided to remove an extensive accessibility ramp. This space was repurposed, waterproofed and utilized for additional planting on the amenity terrace, screening private patios and softening the surrounding urban environment. Artificial turf was located adjacent to the dining area and the entire terrace was populated with outdoor furniture made with recycled plastic and providing bright pops of color throughout the space.
