Monarch Mills

Floura Teeter was the landscape architect for the renovation of Monarch Mills, a 269-unit residential community that includes nine affordable housing buildings and one building dedicated to senior housing. This is a CDA project and includes Section 8 housing.

The entire project was designed to meet Green Communities criteria, the first national framework for healthy, efficient, and environmentally-smart affordable housing. Part of the renovation included a community clubhouse designed to achieve LEED Gold certification.

Floura Teeter was responsible for landscape planting, site planning, lighting, site furnishings, and meeting all requirements of the Howard County landscape manual. Sustainable elements incorporated into the landscape design include:

  • Harvesting rainwater for reuse on site; rainwater is stored in underground tanks near the clubhouse and can be used for watering, cleaning, and other non-potable purposes.
  • Restoring 50% of the clubhouse site to pervious planted area. This involved transforming an existing area that included part of a building and a parking area into green space featuring native or adaptive plantings designed to recharge the underground water table.
  • Providing an area and equipment for bicycle parking to encourage alternative transportation and healthy activity.
  • Incorporating native, hardy, and adaptive plants throughout the campus.
  • Designing a walkable community with generous amenities including a park, pool, volleyball court, and path featuring benches, gazebos, and other shade structures.
