Floura Teeter is working with the Owner/Developer and design team to create a transit-oriented community adjacent to the Cold Spring Lane Light Rail Station. This mixed-use development will offer market-rate apartments with structured parking on 8 acres adjacent to Interstate 83. The development capitalizes on established transportation corridors by providing pedestrian connections to a mass-transit, light rail station and incorporation of the existing Jones Falls bike trail corridor. The Woodberry is located seconds from the I-83 corridor, providing quick vehicular access to both north and southbound destinations.
A dynamic retail streetscape is proposed between the Phase 1 and Phase 2 development sites, providing opportunity for an active retail corridor servicing local residents and office employees. Public gathering spaces, street cafes and a celebrated bike corridor, encourage a sense of community and dynamic activity. Thoughtfully-located, on-street parking support transit commuters, and quick retail accessibility. Public open space includes views of the adjacent dell.
The design celebrates the natural landscape of the Jones Falls Valley and a modern interpretation of the site’s mill history.
